Calculate database usage

Hi,
I would like to calculate the my database usage rate to send me an email when this rate is too high. So I use this tips : http://www.mibuso.com/howtoinfo.asp?FileID=3
But with the method the space used is always bigger than the database size ! :-k
I've tested it on 3 databse and I have this issue the 3 times.
So, how can I do this pealse ?

You / your admin can create direcly on the server in Enterprise Manager a alert of type "Perfomance" to send a mail, Netsend or SMS to alert you, if the DB size is to large.
